Commercial Fit-Out & Refurbishment
Offices, shops, units and hospitality spaces across London and Surrey — fitted out or refurbished around your trading hours, with the site paperwork your landlord expects.
Work that fits around the business, not the other way round
Commercial work is mostly programme and access: when the building lets us in, what the landlord requires, and how much can happen while you are still trading. We sort that first, because it decides everything else.

From survey to opening
Survey
The space, the access, the landlord's conditions and what has to keep running.
Quote and programme
A fixed price against a written scope, and dates that fit your trading.
The works
Phased where it helps, out of hours where it is needed, with one contact throughout.
Handover
Certificates, paperwork and a snagging list closed out properly.
Where you need someone else: asbestos removal needs a licensed contractor; structural calculations come from a structural engineer; planning drawings from an architect or designer; and party wall agreements from a party wall surveyor. We will tell you which of these a job needs before you commit to anything, and we can work alongside people you already have.
Strip-out and waste
Clean Slates Clearance clears the old fit-out and takes the waste away, with a transfer note for every load — which your business needs for its records.
Commercial fit-out questions
Can you work outside trading hours?
Yes, by arrangement. Evenings, nights and weekends are normal for shops and offices that cannot close, and we plan the noisy stages around you.
Do you provide RAMS and site paperwork?
Yes. Risk assessments and method statements, insurance details and certificates for notifiable work, plus anything your landlord or managing agent needs before we get access.
Can you deal with the landlord's requirements?
Yes. Licence to alter conditions, approved contractor lists, out-of-hours access and building rules all get sorted before the start date rather than on the morning.
Do you handle dilapidations work?
Yes — putting a unit back to the condition your lease requires at the end of a tenancy, which is usually cheaper than accepting the landlord's schedule of dilapidations without a quote.
Who removes the old fit-out?
Clean Slates Clearance does the strip-out and takes the waste, with transfer notes for your records.
