Every room, or just the one you have been avoiding
Some clearances are a whole house after a sale or a death in the family. Others are a loft nobody has been into for twenty years. Either way the job is the same: agree what stays and what goes, carry it all out, sort it properly and leave the space swept.

Unhurried, and nothing that matters thrown away
Clearing the home of someone who has died is rarely just a logistics job. We work at the pace you want, and we set aside anything that looks personal or important for you or the executor to go through before anything leaves the house.
- We agree with you beforehand what is being kept, sold or given away
- Paperwork, photographs, letters, jewellery, keys and cash are set aside as we find them
- We can deal directly with executors, solicitors and estate agents
- Keys collected and returned if you cannot be there
We are not dealers
We do not value, buy or sell the contents of a clearance. If there may be antiques, art or collections of real value, have them looked at by a valuer or auction house before we start — we are happy to work around that.
If you would rather not be there
Plenty of families prefer not to be present. Agree the list with us, leave a key, and we will send photographs as the rooms are cleared.
The things people want to know first
Hoarded homes
Handled without judgement, at a pace the occupant can manage. We do not discuss a job with neighbours.
Empty properties
Key handover arranged with you, the agent or the executor, and photos sent when it is finished.
One fixed price
A look round or a video call, then a fixed price for the whole job — unless you ask us to take more.
What it costs
Every house is different, so full clearances are priced after a look round or a video call. Smaller jobs can usually be priced from photos.
A room, loft or garage
One space cleared out completely.
- Carried down from the loft
- Sorted for reuse and recycling
- Swept when empty
Part house
Several rooms cleared, with the rest staying put.
- Agreed list of what goes
- Furniture moved carefully
- Nothing staying gets touched
Full house
Every room, loft to garden shed, priced after a look round.
- Fixed price for the whole job
- Personal items set aside
- Left swept and photographed
Nothing moves until you have agreed it
Look round or video call
We see what is there, how much is staying, and what the access is like.
Fixed price and a list
A written price and an agreed list of what goes, what stays and what is set aside.
Cleared and sorted
Everything carried out, personal items kept aside, and the rest sorted for reuse and recycling.
Swept and handed back
Floors swept, photos sent and keys returned — with a clean to follow if you want one.
What we cannot take: asbestos (it needs a licensed removal contractor), clinical or medical waste, chemicals, solvents and liquid paint, gas bottles, fuel, and anything explosive. If you are not sure, send a photo — and if it is something we cannot take, we will tell you who can.
Getting it ready for sale or a new tenant?
Once the house is empty, Clean Slates Cleaning can follow straight on with an end-of-tenancy or deep clean — one company, and no waiting for a second trade.
House clearance questions
Can you clear a property when the owner has died?
Yes. We usually work with whoever is dealing with the estate — a family member, executor or solicitor — and agree with them what is being kept before anything is moved.
What happens to things we might want to keep?
Anything on the keep list does not move. Anything personal we come across along the way — paperwork, photographs, jewellery, keys, cash — is put aside for you rather than thrown out.
Do you buy items, or take money off for them?
No. We are a clearance service, not a dealer, so we do not value contents or offset them against the price. If you think there are things worth selling, have them looked at before the clearance.
How long does a full house take?
Most houses take a day, and larger or very full properties can take two. We will give you a realistic estimate when we quote.
Can you clean the house once it is empty?
Yes — that is what Clean Slates Cleaning is for. Book them together and the clean follows the clearance.

Photos of each room are usually enough for a guide price, and for a whole house we will come and look. Free, and no obligation.
