The difference

The same room, put back properly

Most jobs are not knocking a house down — they are taking a tired room back to brick and rebuilding it so it works. Drag the handle to see a kitchen refit.

  • Old kitchen stripped out and taken away
  • Services moved where the layout changes, by registered trades
  • Plastering, tiling, flooring and decorating all part of the job
  • Certificates and a tidy room at handover

How we work

No surprises once the scaffolding is up

Most of what goes wrong on building work is not the building — it is not knowing what is happening, what it will cost, or when anyone is turning up. So we put that in writing first and keep it updated.

  • A site visit before anything is priced, so the quote is based on what is actually there
  • A written scope and a fixed price, with a payment schedule tied to stages
  • Variations agreed in writing before the work is done, never added at the end
  • One point of contact who answers the phone while the job is running
  • Building control involved where the work is notifiable, and the sign-off handed to you
  • Site left tidy at the end of each day, not just at the end of the job
  • Scope in writingWhat is included, what is not, and what happens if something unexpected turns up
  • Staged paymentsAgreed before we start, against stages of the work
  • Our own teamWith registered trades brought in for gas, electrics and anything specialist
  • Paperwork at handoverCertificates, guarantees on materials and building control sign-off
Step by step

From first call to sign-off

Tell us about the work

A few questions, or a call. Photos, drawings or a plan all help if you have them.

Site visit

We come and look properly. For bigger projects that is where the realistic budget conversation happens.

Written quote and programme

A fixed price, a scope and dates, so you can compare it with anyone else on the same terms.

The work, then sign-off

Regular updates, variations agreed in writing, and the certificates and paperwork handed over at the end.

Where you need someone else: asbestos removal needs a licensed contractor; structural calculations come from a structural engineer; planning drawings from an architect or designer; and party wall agreements from a party wall surveyor. We will tell you which of these a job needs before you commit to anything, and we can work alongside people you already have.

Credentials

The bits your insurer, lender or landlord will ask about

Insured

£5m public liability insurance, with the certificate available on request.

Gas work

Gas Safe registered engineers. Gas safety certificates issued for the work we do.

Electrical work

NICEIC registered electricians. Electrical installation certificates issued and notified where required.

Building control

Where work is notifiable we work to building regulations and hand over the sign-off paperwork.

Clean Slates Clearance

Waste, strip-out and skips?

Clean Slates Clearance takes away strip-out waste, rubble and old kitchens or bathrooms as the work goes, so nothing sits on the drive waiting for a skip.

Clean Slates Cleaning

Cleaned and ready to use?

Clean Slates Cleaning does the builders’ clean at the end, and can jet wash the driveway or patio once the mess is finished.

Questions

Things people ask before booking work

Do you handle planning and building regulations?

We will tell you when work needs building regulations approval or planning permission, and we work with building control through the job so it is signed off properly. Planning drawings themselves come from an architect or designer — we can build from theirs, or point you towards one.

Who does the gas and electrical work?

Gas Safe registered engineers and niceic registered electricians do that part, and you get the certificates for it. Anything outside what we are registered for goes to a specialist rather than being attempted.

Will I get a fixed price?

For most work, yes, after a site visit. If something is genuinely unknown until we open a wall up, we will say so up front rather than hide it in the price. Anything that changes the figure is agreed in writing before we do it.

How do payments work?

Against a payment schedule agreed in writing before we start, tied to stages of the work. You will know what is due and when before anything begins.

Do you work with landlords and social housing providers?

Yes — planned and reactive maintenance, void works and refurbishments, with the paperwork and invoicing your records need. Tell us how your jobs are raised and we will work to it.

Can you clear the waste and clean afterwards?

Yes. Clean Slates Clearance takes the waste away and Clean Slates Cleaning does the builders’ clean at the end, so it is all one company and one point of contact.

Are you insured?

Yes. We carry £5m public liability insurance, and we are happy to send the certificate before work starts.
