What we take on

Changing how a house works, not just how it looks

Most renovations start because the house does not suit how people actually live in it. That usually means structure, services and finishes all at once, which is where projects go wrong if nobody is holding the whole thing together.

  • Single and double storey extensions
  • Loft and garage conversions
  • Removing or moving walls, with steels where needed
  • Full house refurbishments
  • Structural repairs and underpinning work
  • Rewires, replumbs and heating upgrades as part of a project
  • Priced from a real scopeAfter a site visit, and from drawings where there are any
  • Structure done properlyEngineer's calculations and building control sign-off
  • A programme, not a guessStages and dates you can hold us to
  • Staged paymentsTied to work completed, agreed before we start

What actually drives the cost

Groundworks and structure

What is under the ground, and what has to hold the building up, is where budgets move most.

Services

Moving a kitchen, bathroom or boiler costs far more than leaving them where they are.

Finish level

The same extension can be finished three different ways at three very different prices.

Where you need someone else: asbestos removal needs a licensed contractor; structural calculations come from a structural engineer; planning drawings from an architect or designer; and party wall agreements from a party wall surveyor. We will tell you which of these a job needs before you commit to anything, and we can work alongside people you already have.

How it runs

From drawings to handover

Site visit

We look at the property, the access and what you are trying to achieve, and talk realistically about budget.

Quote and programme

A written scope, a fixed price and a set of dates.

Build

One point of contact, updates as we go, and variations agreed in writing before they happen.

Sign-off and handover

Building control sign-off, certificates and paperwork, and a snagging list we actually finish.

Clean Slates Clearance

Waste as the work goes

Strip-out waste, rubble and the old kitchen taken away as the project runs, instead of a skip sitting outside for a month.

Renovation questions

Do I need planning permission?

Many extensions and loft conversions fall under permitted development, but it depends on the property and what has been done to it before. We will tell you what we think is needed at the site visit, and you will want it confirmed by the council or your designer before anyone starts.

Do you work from architect's drawings?

Yes, and most bigger projects should have them. If you do not have drawings yet we can point you to an architect or designer, and price the build once there is something to price.

How long does an extension take?

It depends entirely on size, groundworks and how quickly decisions get made. We give a programme with the quote rather than a number off the top of our heads, and we tell you what would push it out.

Can we live in the house while you work?

Often yes, and we plan the job around it — dust protection, keeping a kitchen or bathroom running as long as possible, and agreeing which days are noisy. Some stages are genuinely miserable to live through and we will be honest about those.

What about the party wall?

If you are building near or on a shared wall you may need a party wall agreement with your neighbour. That is a surveyor's job rather than ours, and it needs sorting before work starts — we will flag it early.
